Please provide me valuation of three-year-old three bedroom apartment, 1350 sft at Madinaguda, Miyapur. It is on the main road, NH9, with all basic amenities.

The property is located along the main road, which has many advantages in terms of commercial and residential appeal. Taking into consideration all possibilities, according to me, the rate per square feet could be estimated anywhere between Rs.3,800 and Rs.4,000.

Depending on the kind of facilities available for the property and other minor specifications, including if the property is in gated community, the overall cost of the property would be nearly Rs.54 lakh.

Please provide me valuation for my two-bed room apartment of size 1,000 sft in the ground floor with three balconies and a back entrance. The apartment, with an undivided share of 55 sq yds, is located at Anandnagar Colony Crossroads, close to Road No. 1, Banjara Hills Care Hospital. There are 12 flats in the entire complex with borewell and uncovered car park.

Although the apartment is 1,000 sft, because of its location, it can definitely be labelled as a prime property. The land cost can be around Rs.55,000. I would consider the cost of construction at around Rs.1,000 per sq ft and the overall cost of the property can be at around Rs.40 lakh.

Please provide valuation of an independent bungalow on a 400 sq yd corner plot with a built up area of 3, 000 sq ft located in ‘Park View enclave’, Hasmathpet Road, Manovikasnagar, Secunderabad. The house is 25 years old and has independent drinking water connection in addition to common borewell supply through colony. It is one of prime gated communities in the Cantonment area.

The area in and around Hasmathpet Road in Secunderabad is considered to be viable for residential properties.

The cost of the construction of the property also depends a lot on the maintenance of the property and other minor features, hence it is very difficult to access the exact value.

However, since it is an independent bungalow, the cost of the land could be anywhere between Rs.45,000 and Rs.50,000 if it is on road side. The overall cost of would be close to Rs.2.30 crore.

Please provide me a valuation of a 1,000 sft flat, built in 1993, and located on Street No. 3, Kakatiyanagar in Habsiguda. It is close to Grammar School and upcoming metro railway station.

I would suggest that the construction cost would be anywhere between Rs.3,000 and Rs.3,200. One should also keep in mind that the apartment was constructed in 1993, which is over two decades old.

Therefore, before while valuing such properties, depreciation should also be taken into account. The cost of the property can between Rs.30 lakh and Rs.32 lakh.

Please provide me the resale valuation of my 16-year-old three-bedroom flat on 1st floor, of 1454 sft plinth area with an undivided share of 56.72 sqyds. The property has two big balconies facing the main road. The said property is beside Red Cross Society Hospital, situated on Gaddiannaram main road (Shiva Ganga theatre road).

Please provide valuation for a penthouse with 1, 650 sft built up area, open area of 3,130 sft, 175 sft carpark, 30sq yards undivided share having three bedrooms on Raj Bhavan Road, opposite to BN Reddy complex.

I would put the cost at Rs.3,000 per sq ft. The undivided share of the land is less when you compare it with other in the Hyderabad market. The approximate overall rate of the property would be near to Rs. 50 lakh.

Please provide me valuation for an independent house at R R Nagar in Old Bowenpally of 300 sq yds with a built up area of 1, 200 sft with only ground floor. It is a corner plot in the south west and was built in 1991 and it comes under Kukatpally municipality.
