HMDA announces land pooling for three villages

Ryots can be partners in urban development, get good price

The HMDA has announced land pooling scheme for farmers of three villages in Rangareddy and Medchal-Malkajgiri districts, in which they can be partners in urban development and get good price for their land.

During Phase I, the urban development authority has proposed land pooling for Pratapsingaram and Korremula villages of Ghatkesar mandal in Medchal-Malkajgiri district, and Mokila village of Shankarpally mandal in Rangareddy district.

A total of 1,575 acres at Pratapsingaram and Korremula and 456 acres in Mokila are intended to be pooled from farmers, which will be developed by HMDA into layouts and handed back to the owners in a predetermined ratio. The announcement came subsequent to two notifications by HMDA on May 2 and June 16 respectively seeking applications from land owners interested in land pooling. The land will get the tag of being developed by HMDA, which will increase their market value compared to other land.

The agricultural land will be developed into well-serviced housing plots with infrastructure such as water supply, electricity, parks and sewage treatment plants. Approval of building permissions will be processed quickly. This will increase the potential for development of commercial and institutional activity around the developed layouts. HMDA will only act as a facilitator for farmers who express willingness to pool up their land for development.

As land pooling is public participatory mechanism, every farmer will get his due share of plots in equitable and fair ratio, without the need for middlemen, the statement said. HMDA had earlier developed the Uppal Bagayat layout successfully through land pooling before it became the stated policy of the government.
