Altering a patta

I purchased a flat in 2010. The plot area is 2,900 sq.ft. as per the patta and 3,200 sq.ft. plot area according to the sale deed. I stay in the US and I am now trying to sell the flat but the builder is not aware of this. Is this a rounding issue in the patta ?

It is not clear whether the property owned by you is a ‘flat’ or a ‘plot’. Normally, patta will not be applicable for a flat. Assuming you are owning a plot and there is a discrepancy in the area mentioned in the document as against mentioned in the patta , you have to apply for correction of the extent mentioned in the patta . The authorities will conduct a physical survey and ascertain the correct extent of land in your possession and issue a patta for the said extent. There could be minor variations and it is not unusual.
