Having realised that large-scale unauthorised layouts are being plotted in its jurisdiction, the Hyderabad Metropolitan Development Authority (HMDA) has decided to crack the whip and initiate action against such ventures.
Already, 653 layouts that were taken up by developers without required permissions from the urban planning body and those which violated zonal regulations, were identified and the process of serving notices to them has been taken up.
According to the officials, a thorough scrutiny and verification was taken up across the HMDA jurisdiction and the number of unauthorised layouts being identified could soon cross the 1,000 mark.
“Large-scale violation of rules, particularly the absence of required authorisations, are being noticed in most cases,” said an official.
No HMDA approval
If some developers plotted their layout and started selling plots without HMDA approval, others were found to have taken up ventures and plots in zones that were not meant for residential purposes.
“Without seeking the conversion of zone, such plots are seen in agricultural zone and even along water bodies,” he said.
Buyers cautioned
Given the recent developmental activities taken up at Yadagirigutta temple and proposals drawn up by the State government to develop it as a major spiritual centre, the entire area around the temple hills has started to beep on the realty radar.
With property prices here starting to take an upward curve given the proposed development, several developers seeking to cash in on investors’ eagerness at picking plots early have come up with ventures.
“Some of these layouts do not have the required approval and buyers should be cautious and check on what they are purchasing,” cautioned the official.
The HMDA Commissioner, Shalini Mishra, having decided to crack down against unauthorised ventures, officials have been scouting around compiling inputs on ventures without approvals.
The Vigilance and Enforcement unit has already handed over notices to the respective gram panchayats to be served to developers.

“The process is on and more notices are being prepared,” said the HMDA V&E DSP, K. Manmohan Rao.
The urban planning body has also initiated direct action in some cases, and HMDA teams on identifying 18 unauthorised layouts in Kunoor village of Bhongir mandal, razed them to ground, he said, adding that similar action was proposed in some other layouts.
