Key proposals to come up at DDA’s meeting today

The DDA meeting on Friday also has on its agenda several issues concerning costing of flats, fixing of reserve prices of commerical plots and allotment of EWS houses under special package for rehabilitation of JJ clusters.

Allotment of 2400 EWS houses – Special package for rehabilitation of JJ clusters

The management of DDA has approached the Authority for allotment of 2400 EWS houses already constructed at Dwarka to resettle the dwellers of the nearby slum clusters. The total number of JJ dwellers in seven slum clusters were identified as 2,562. The total number of eligible dwellers came out to be 1,697. The proposal talks of giving benefit of all subsidies while allotting them houses and recovering the remaining amount through instalments. The proposal talks of achieving dual goal of reclaiming DDA land and rehabilitation.

Standard costing of flats

Proposal to enhance weighted average plinth area rate for period ending March 31, 2014, by 10 per cent in respect of Janta/ EWS/ one room tenement. A 5 per cent rise is proposed in respect of all other categories of flats. Approval of the authority is sought to change the plinth area rate, for example to Rs.31,000 per sq.m. for high income group flat with elevator and Rs.17,300 per sq.m. for Janta/ EWS/ one room tenement.

Fixing of reserve price of commercial plots in the DDA

Over the last four to five years, the DDA has not been able to dispose of most of its commercial plots which were placed on auction due to high reserve rates, far higher than market price. There is a proposal now to fix a realistic reserve price by considering the circle rate, DDA’s own internal rate which is arrived at by looking at last auction prices and the average of the evaluation done by three evaluators.
