In Tamil Nadu, the Registration Department has many online public-friendly features for the verification of property guidelines values, encumbrance records, e-payment of stamp duties, and also online appointment bookings.

Procedure for online verification of guideline values

Log on to www. tnreginet.net and under ‘Guideline Search’ select either street or survey number, the zone (9 Zones are there in the State), sub-registrar office, village and street name (in case of search option by street), and click submit.

The guideline value will be reflected online in Rs/acre or in Rs/sq.ft. Along with the guideline value, the classification of the land will also be reflected—whether it is a residential land, commercial land, agricultural land, or poromboke land.

Procedure to apply for the eEncumbrance

Tamil Nadu was the third State in the country to have introduced this facility. Andhra Pradesh had introduced this first in the year 2012, followed by Maharashtra. Encumbrance details for all properties in Tamil Nadu can be viewed online. To apply, once you log on to the website, click the ‘View EC’ option and select EC/Document. In case if EC is selected, then select the zone, district, sub-registrar office, and village and then enter the details of the period of the search.

Computerised records are available from January 1987 at all the sub- registrar offices. At certain offices in Chennai, however, they are available prior to 1987. You have to then enter the survey number and sub-division number. Details of the various transactions which have taken place in the selected property can be viewed online.

In case you search by document number, select the sub-registrar office and then enter the details of the document number and the year of registration.

The website offers this facility through accredited banks (State Bank of India, Canara Bank, Indian Overseas Bank, Indian Bank, Punjab National Bank, Bank of Baroda, and Union Bank of India). One has to be registered with the department with a User ID and password to avail these facilities. A detailed citizen user manual is available on the website.
