TNHB allots houses, plots through draw of lots

The Tamil Nadu Housing Board has allotted to applicants plots and houses, to be constructed under self-finance-scheme, under its on-going projects at Pallipalayam, Muthampalayam in Erode city, Perundurai and Sathyamangalam, through draw of lots.

Sixteen Low Income Group houses and two Medium Income Group houses were allotted in Pallipalayam. In Muthampalayam, nine out of 23 applicants were allotted plots under Phase VI project. For the 186 plots in Muthampalayam under Phases I, II and IV, and under the projects under implementation in Perundurai and Sathyamangalam, 31 out of 186 available plots were allotted, official sources said.

The draw of lots was conducted by senior TNHB officials in the presence of an official deputed for representation by District Collector S. Prabakar.

The TNHB had received applications for the sale of constructed houses and plots earlier this year, but had to defer the process then in view of Assembly elections, sources said.

There were eager applicants for the proposal for sale of houses constructed under Muthampalayam Phase III project, and at Pallipalayam owing to their urban location. The individual house ownership scheme under self-finance model in Muthampalayam Phase III covers all three buyer categories: high, medium and low income groups. Under the self-finance scheme, a buyer remits five per cent of the house cost as advance, five per cent within 21 days of allotment, and 25 per cent at the time of commencement of work. Thereafter, 25 per cent, 20 per cent and 15 per cent of the house cost has to be paid in gaps of three months. The final five per cent of the amount is paid at the time of taking delivery of the fully constructed house. Under Phase VII, the TNHB has developed its site on a 31.58 acre area close to Rangampalayam for sale in units of plots. Last year, the TNHB had decided to fix Rs. 700 as final cost per square feet, with an assurance for clear title transfer to purchasers.

The site is fully developed with constructed roads, storm water drainages, pumping house, and street lights. The road connectivity from the site to Thindal and Nalliampalayam was strenghthened in recent months by the City Corporation.
