MUDA to develop 5,310 sites

Budget puts revenue at Rs. 425.98 cr., expenditure at Rs. 432.27 cr.

Mysore Urban Development Authority (MUDA) will develop and distribute more than 5,310 sites in four new residential areas in which farmers will be roped in as partners in development.

This is in tune with the new land acquisition policy as per which farmers parting with their land to MUDA would be given 50 per cent of the developed sites in lieu of compensation and they would be free to sell it at the prevailing market rate at the time of transaction.

The MUDA also proposes to build 240 Middle Income Group houses and 264 HIG houses under group housing scheme which would be distributed to public. This was highlighted in the MUDA budget for 2015-16 which was presented by the Commissioner S. Palaiah here on Saturday.

Four new layouts have been proposed as special projects in the budget where the sites will be formed. About 207.30 acres of land would be acquired at Lingambudhi and Yadahalli villages for the development of Nalwudi Krishnaraja Wadiyar Layout where 2,484 sites will be formed, and farmers will get 50 per cent of the sites while the remaining would be distributed.

Similarly, 184.10 acres of land will be acquired at Halaalu and Chowdahalli villages for the development of Swarna Jayanti Nagar where 2,208 sites will be formed under the 50:50 formula.

The MUDA will form 540 sites by acquiring 48 acres on the Mysuru-Bogadi-Gaddige Road to develop K. Hemmanahalli Layout while 114 sites will be carved out by acquiring 7.14 acres of land at Nanjangud’s Kasaba hobli.

The MUDA has projected a revenue of Rs. 425.98 crore by way of sale and auction of sites, development charges, property tax etc while the net expenditure has been projected at Rs. 432.27 crore for the financial year 2015-16.

A major portion of the revenue inflow is from the sale of 1,764 sites at Rabindranath Tagore Nagar and 500 sites at Lalitadri Nagar 2nd Stage, which is expected to yield Rs.150 crore. The auction and sale of corner and stray sites will fetch an additional Rs.160 crore. The distribution of civic amenities sites is projected to yield about Rs. 34 crore while cess on private layouts will accrue a revenue of Rs. 5 crore. An additional Rs. 39.43 crore is projected to accrue by way of security deposit, fines, property tax etc.

The MUDA’s major outgo is for development of new layouts and creating civic amenities. Development of roads and underground drainage in new localities will cost MUDA Rs. 38.06 crore while Rs.10 crore has been earmarked for completing pending civic works at R.T. Nagar.

For park development, Rs. 4.53 crore has been earmarked while Rs. 2 crore has been earmarked for digitising the MUDA records. Compensation pending for land already acquired has been pegged at Rs. 90 crore.

Elected representatives, including Tanvir Sait, G.T. Devegowda, M.K. Somashekar, Vasu, MLAs; G. Madhusudhan, MLC; MUDA chairperson K.R. Mohan Kumar; Deputy Commissioner C. Shikha; MCC Commissioner C.G. Betsurmath; and others were present.
