BDA all set to invite applications for 5,000 sites in Phase II in Kempegowda Layout

Those aspiring for a Bangalore Development Authority (BDA) site have yet another opportunity, and perhaps the last one. Nearly a year after allotting 5,000 sites in the newly formed Nadaprabhu Kempegowda Layout, the BDA is set to call for applications for another 5,000 sites in Phase II in the layout by December-end. In all likelihood, this will be the last layout to be developed by the BDA. Phase III of the layout will in all probability be reserved for the over 4,000 Arkavathy Layout site allottees eligible for an alternate site in the new layout as the lands on which they were allotted sites were deleted from Arkavathy Layout plan in 2014.

BDA has recently announced a seniority list for Phase II of Nadaprabhu Kempegowda Layout on its website, which will be one of the criteria for allotment. Site aspirants, however, will have to apply again for Phase II, paying the initial deposit money of 12.5% of the site value they apply for. Prices of the sites are to be the same as Phase I. Allotments will be made based on seniority and lottery. Sources said the ruling Congress is keen on completing the process of allotment of sites before the model code of conduct sets in —likely by April— and is hurrying up procedures in BDA. Site allottees in the layout may be lucky as they are expected to get allied infrastructure like roads, sewage network, and water and power supply, much before layouts developed almost a decade ago get.

All this thanks to Real Estate Regulatory Authority (RERA). Nadaprabhu Kempegowda Layout is the first BDA layout to have been registered with RERA subjecting it to strict timelines for provision of infrastructure.

P.N. Naik, member, Engineering, BDA, said the authority had submitted timelines for provision of various infrastructure and the longest timeline is 24 months. “In Phase I of the layout, we have finished formation of sites, village approach roads, and concrete drains. Tenders are finalised for sewerage network, water supply, and power lines. We will get approval from the BDA Board in its the next meeting later this month and begin work. These projects have a timeline of 18-24 months,” he said.

Tender for arterial road in final stages

The tender for building a six-lane arterial road linking Mysore Road and Magadi Road cutting across the layout is in the last stages of being finalised.

While BDA tender estimated the cost of the 10.7-km six-lane road with two boulevards at ₹364 crore, the financial bids reveal the lowest bidder to have bid for 23% more than BDA estimates, pegging the project at nearly ₹450 crore. P.N. Naik, member, Engineering, BDA, said that the tender was being negotiated to reduce the cost of the project and the final agreed cost will be approved by the BDA Board in the next meeting.

The road work will also have a timeline of 24 months and once complete, the road will be one of the major arterial roads connecting Mysore Road and Magadi Road, a missing link in the city’s arterial road network.
