What is the ‘market price’ of land under Kondapochamma reservoir? How did the government arrive at the rate of ₹12 lakh per acre which is being offered to the farmers losing land under the proposed reservoir?
Three villages and one hamlet – Bailampur, Mamidyal and Thanedarpally and Thanedarpally tanda- will be submerged under the proposed Kondapochamma reservoir.
The government has been offering an equal price for the lands in these villages stating that it was offering the high price as the villages fall under the Hyderabad Metro Development Authority (HMDA) limits where lands are much in demand.
Surprisingly, the government itself had paid an amount of ₹59 lakh for 2.23 acres which was bought from a farmer for the construction of double bed-room houses at Pamulaparthy, few kilometres from the proposed reservoir, in Wargal mandal, now in the newly formed Markook mandal.
Chief Minister K. Chandrasekhar Rao during his visit to Pamulaparthy village had promised to construct double bed-room houses.
One Enakonda Chandra Reddy, a farmer of the village has agreed to exchange his 2.23 acres of land in survey number 543 in lieu of government land in the proximity of the village. The total cost of the patta land proposed for house sites was ₹59 lakh.
In GO M.S. No. 28 issued on August 8, 2016, it was stated that the patta land cost was between ₹23 and ₹25 lakh per acre whereas the land adjacent to the government land in survey number 972 was between ₹12 lakh and ₹13 lakh per acre. The total cost of the government land for five acres is ₹60 lakh.
Medak district collector has requested the government to issue necessary orders for exchange of land. It was also informed that the pattadar – Mr. Chandra Reddy- came forward to pay the differential amount of ₹1 lakh. The orders were issued by the then Principle Secretary to the government B.R. Meena.
The distance between Pamulaparthy and the submerging villages would be not more than 7 kms and they too are under HMDA limits.
