Sub-registrar offices see unprecedented registrations in view of hike in land values

Large-scale property registrations were carried out in the city and suburbs on Saturday with all sub-registrar offices remaining besieged by those eager to beat the deadline for hike in land values.

With the revised land values to come into effect from Monday and Saturday being the last working day for property registrations on old rates, almost all the offices offering the registration facility drew large crowds. The entire ground and first floor at the registrar office at Red Hills was packed with men and women clutching document papers.

Shamim Khan is not sure as to how much the hike will be from Monday, but has chosen to play safe.

“Small or big, I did not want to pay more for registration of the house we are buying. We convinced the house owner to get this task attended pending the final payments,” he said.

Similar was the sentiment expressed by most. The Hyderabad District Registrar V. Sulaiman said most planning to have property registrations over the next couple of months had rushed to get it completed this week. “The number of registration seekers has been quite high during this period,” he said.

According to the officials, the highest increase in Hyderabad district happens to be in the range of 15 per cent to 35 per cent in areas covered by sub-registrar office (SRO) Bowenpally followed by 20 per cent to 33 per cent for Secunderabad.

The range of hike for Chikkadpally is between 8 per cent and 33 per cent while it ranges from 3 per cent to 15 per cent for the areas of Marredpally.

Another official said after the revision, the overall land values in Hyderabad will be in the range of Rs.6,000 to Rs.65,000.

“Earlier, the minimum range was Rs. 4,500 which has been raised by Rs.1,500 while the maximum is left untouched,” he pointed out.

In some parts of Ranga Reddy district, the hike to be enforced range between 60 per cent and 80 per cent in Rajendranagar, 33 per cent to 60 per cent in Vikarabad and Shankarpally and 25 per cent to 40 per cent in Qutbullahpur.

“In some survey numbers in Gopanapally, in fact we have reduced the values,” said an official.

New methodology

A new methodology too is being adopted for calculating composite values of commercial complexes and as per it, the highest value will be fixed for the ground floor and the same gets reduced with each floor up.
