Realtors told to secure NOC for projects in 60-km radius of airport

As real estate activity picked up after the announcement of new Capital, the Airports Authority of India (AAI) has asked real estate businessmen to secure No Objection Certificate (NOC) before taking up constructions in the vicinity.

The decision is aimed at avoiding troubles relating to height restrictions that are likely to crop up if steps are not initiated in advance. According to airport officials, the Central government’s statutory order number 84 stipulates the builders to obtain prior permission from AAI before commencing construction in the land within 60 km radius of the airport to get clearance on the height of their proposed structures.

“There are certain restrictions put in place on the height of the buildings. These are for operational requirements of the airports and to facilitate hassle-free landing of flights,” said a senior official. He said places close to the airport lie under the ‘funnel’ area, which is the bit of sky used by aircraft for landing. A few builders are planning to construct high-rises while others are intending to develop villas in the layouts near the airport and its surroundings to cash in on the realty boom.

“We don’t want to create hurdles for real estate businessmen. We advise them to take up projects only after securing prior permission from us,” the official said. Airport Director M. Rajkishore said the process would take at least one month and a processing fee of Rs. 500 would be charged from applicants. “We have already started receiving applications from builders to get clearances on building height and the same have been forwarded to Chennai,” he said
