After a rocky couple of years of political uncertainty and recovering from natural disasters, Chennai realty is finally on the upswing.

Home seekers are seriously considering peripheral locations to invest in, based on promising signs of development. These peripheral areas include Vandalur, Avadi, Minjur, Cholavaram, and Nemilicheri, among others.

The average cost of apartments in Vandalur is approximately Rs 4,000 per square foot.  

When it comes to price trends, Vandalur has seen a steady increase in the average price of land per square yard.  

While the average price was Rs 6,294 per square yard in the second quarter of 2010, in the same quarter of 2017, the average cost per square yard has been Rs 20,775.  

Since property is an asset that appreciates over longer periods of time, one can clearly see that Vandalur realty shows promising returns on investment.

The Vandalur-Kelambakkam Road connects Vandalur to Grand Southern Trunk Road and Old Madras Road. To access other important areas of the city, one can utilise options such as Tiruchi-Chennai Highway, Vandalur-Walajabad-Vandalur Road, Railway Station Road as well as the Vandalur Flyover Bridge. 

Phase 1 of Outer Ring Road connects Vandalur to Nemilicheri whereas Phase 2 connecting Nemilicheri to Minjur (currently undergoing construction) will further open up options to connect Vandalur to various parts of the city.  

A proposal for the monorail project between Vandalur and Velachery has also been made. Once this is operational, it will greatly enhance access to the city.
