‘Growth’ sans development

Glossy brochures with computer-generated graphics depicting a ‘heaven on earth’: this is how most private layouts in the city are sold to prospective investors.

The bulk plots developed lie on the outskirts of the city along the Mysuru – Hunsur Road, along Outer Ring Road, Mysuru – H.D. Kote Road, Mysuru – T. Narsipur Road and Mysuru – Bannur Road.

Add to this the city’s projection as the “next best investment destination after Bengaluru” and the urge to own a plot of land in Mysuru is hard to resist.

But there is a seamier side to the story as well; of investors not getting their money’s worth and even basic amenities like water and under ground drainage not being met.

R. Ravindra Bhat, president, Karnataka Chapter of Builders’ Association of India, pointed out that a majority of such complaints pertain to plot developments in which only sites are sold but are neither completed on time nor delivered with promised amenities.

Not professionals

“Most of such developers are not professionals and hence are not members of the BAI or CREDAI, as membership is restricted only to those who are in the business of construction and not plot development,” said Mr. Bhat.

In the absence of laws to protect the buyer, the best option for the investor was to identify a reputed builder or group, preferably one with based in the city, he added.
