Pay prescribed fee to regularise unapproved plots, layouts: Collector

Collector M. Karunakaran, who held a meeting with officials from revenue and town planning departments on Wednesday evening, has appealed to the public to regularise unapproved plots they have purchased by paying the prescribed fee.

Addressing the meeting, Dr. Karunakaran said the State Government has drawn guidelines for regularising unapproved plots and layouts that have been purchased or developed before October 20, 2016 across Tamil Nadu by submitting the documents required and paying the prescribed fee with the local body concerned.

As development charges, ₹ 600 per square metre would be collected for unapproved plots and layouts under the Corporation limits and the fee would be ₹ 350 for Special / Selection Grade Municipality. In the Grade I Municipality, ₹ 250 would be collected, Dr. Karunakaran said. The Town Panchayats and the Panchayats would collect ₹ 150 and ₹ 100 respectively as development charges per square metre.

For regularisation, ₹ 100 would be collected in the Corporation areas and the fee would be ₹ 60 in municipalities and ₹ 30 would be collected in town panchayat and panchayat areas, he said. If buildings have come up on unapproved plots or layouts, the development and regularisation fee should be paid to get the plots approved, the Collector also added. “For regularisation and development of unapproved plots or layouts, it should have been purchased prior to October 20, 2016 or at least one plot should have been sold in the layout prior to the deadline. Regularisation should be obtained so that the plots can be sold again. Otherwise, it will not get registered,” Dr. Karunakaran said.

Moreover, the local bodies would not give approval for the building plan, drinking water, power and sewerage connection to those buildings built on unapproved plots.
