Sale deeds distributed to those who made full payment

  • VELLORE: At a function held at the office of the Executive Engineer of the Tamil Nadu Housing Board, Vellore, at Sathuvachari here on Monday, Vellore MLA C. Gnanasekharan distributed sale deeds to allottees under the TNHB Phase II Scheme in Arcot, who made the full payment.

    This follows the downward revision of land and development cost, after a gap of 10 years, and after a long struggle by the allottees.

    Nearly 650 out of the 1,000 allottees were issued notices last year asking them to pay a massive extra land and development cost.

    According to R. Allapitchai, secretary of the TNHB Arcot Residents Welfare Association, while the TNHB first fixed the land cost payable to the original landowners at Rs.56 per square feet, several of them approached the Madras High Court for a better price.

    The Board fixed a sum of Rs.1,000 per cent of land in respect of 19 litigants, based on the Court's verdict as well as consensus arrived at through private negotiations, but "wrongly mentioned" in the working sheet that it had paid a sum of Rs.3,000 per cent.

    This "wrong calculation" resulted in the Board arriving at a final land and development cost, which was five times the original cost. Due to this , the allottees were asked to pay a huge difference in cost, ranging from Rs.1 lakh to nearly Rs. 6 lakh per allottee. The association wrote to the Chief Minister, requesting him to direct the Managing Director of the TNHB to revise the final land and development cost.

    After The Hindu carried a report about the plight of the allottees in its issue dated November 3, 2006, the association pursued the matter further with the Managing Director of the TNHB.

    At his instance the final land and development cost was reduced to Rs.1.60 lakh per ground. Happiness and relief was writ on the faces of the allottees as they received the sale deeds from Mr. Gnanasekharan.

    The function was held under the presidentship of S. Ramasubramaniam, Executive Engineer of the TNHB. N. Venkatesan, president of the TNHB Arcot Residents Welfare Association thanked the officials.

    Mr. Gnanasekharan too thanked the TNHB for paving the way for the issue of the sale deeds. A spokesman of the TNHB said that the sale deeds would be issued to all allottees, who would make full payment as per the revised cost.
