Nallagandla is the hot spot on the realty radar

Very little in fact, was known about this place even till a decade back. Even when the IT boom started to happen and frenzied construction activity was witnessed at Madhapur and Gachibowli, Nallagandla hardly made any beep on the city real estate radar.

But once the IT and ITeS found a footing for their operations and the need for housing of its workforce came into focus, Nallagandla zoomed into prominence. This outlying location sandwiched between Gachibowli and BHEL with scarce development and availability of vast open lands, was lapped up by the construction companies. For the IT work force, most of which happens to be from other cities and a considerable chunk from other States, Chandanagar on the other side of the Mumbai old highway was the first choice. The closest residential facility with all the necessary paraphernalia of living from eateries, super markets to school and medicare, it soon got choked given the limited space available for residential development. Then, Nallagandla and adjoining Tellapur started to happen. The entire stretch is undergoing metamorphosis and those few small hamlets and still smaller shopping kiosks here are giving way to high rise construction.

Things have started to fall in place for Nallagandla-Tellapur and necessary infrastructure is coming its way. In terms of residential options, the place has everything from mid-range apartments to high costing villas. Almost all the big names of the industry have their projects located here apart from several small players doing mid level projects. For a prospective buyer, companies such as Aparna Constructions, Manjeera Group, PBEL Incor, Aliens Group, Aditya Construction and Infiniti Homes have laid out an array of choices.

Some of the project in Nallagandla-Tellapur belt include Manjeera Diamond Towers which has apartments, villa and duplex with a price tag starting from Rs.2,799 per sft, Incor Bonsai Homes with 215 units offering 1, 2 and 3 BHK apartments with a price range of Rs.2,425 per sft onwards, Aliens Space Station with a rate of Rs.3,100 per sft without interiors, and Infiniti Homes duplex villas coming at Rs.6,000 plus per sft.

Another major attraction for this location is the availability of open plots offered by the Hyderabad Metropolitan Development Authority (HMDA). Well-laid out and located right in the middle of various projects, some plots in the layouts have recently gone for auction with an upset price range of Rs.9,000 to Rs.11,000 per square yard and few leftovers are likely to come under the hammer again soon. Some of the major factors that could swing balance in favour of this location include wide roads, though some of them need attention, pollution free environment and proximity and good connectivity to the IT and ITeS areas. Green patches dot the entire area offering a lung space which other happening areas lack sorely. The work on Tellapur flyover is also heading for the final lap and once in place, access to the commercial areas at Chandanagar and Lingampally becomes easy. In terms of public transport, though the bus service is not comfortably available here, one major advantage is that the MMTS Lingampally station is in easily reachable distance. Seven seater autos ply from early morning till late night, though reliance on them does come with questions of safety. However, as of now, for all purposes one has to go to either Chandanagar or Serilingampally which are a couple of kilometres. Vegetable market, Rythu Bazars, super market, hospitals, schools and colleges and entertainment centres are all located there. Since it is not fully evolved and inhabited as of now, there are questions of security that get raised. The sparsely populated location with few street lights does make one feel insecure while driving during the nights. If possible, the preference here should be for a project that is well guarded.
