The city’s growth pivoted on industry still seems to be a dominant factor in the spread of real estate sector too.

The demographic factor has also weighed in the Bus Rapid Transit System (BRTS) also originating from Pendurti and Simhachalam areas accounting for higher density of traffic towards the city.

Once the BRTS corridor roads are laid towards Pendurti and connecting Vepagunta and Simhachalam, the prospects seemed to have improved. Sensing the opportunity realtors have moved in and as a result several ventures are in various stages of completion between Gopalapatnam and Pendurti.

With the areas being inhabited for a long time now and the services easily available several prospective buyers are plumping for a home in the stretch.

“The proximity of several industries in and around Gajuwaka, the Steel Plant, Coromandel, HPCL etc have made employess prefer the area,” says prominent builder K. Subba Raju, who is one of the first to start a gated community at Purushottapuram.

There has been aggressive promotion of projects though Madhurawada appears to be the hub of construction, the stretch between Gopalapatnam and Pendurti is equally good, he says. He estimates that even the number of units being constructed in the two areas or more or less the same.

Infrastructure needs to be further developed particularly hospitals while a number of schools have come up of late.

People who want to stay close to the city but need not commute regularly Endada and Madhurawada are appealing more. But for employees who need to commute almost daily, the Pendurti area is a good choice, says another builder G.V.S. Narayana who has a venture close to Pendurti.

The demand is better in these areas than in Madhurwada because for those working in industries and have their day-to-day affairs related to industry travelling all the way from Madhurawada is a problem, points out noted builder M.V.V. Satyanarayana who is completing a venture at Gopalapatnam.

For the middle class it is particularly quite attractive, he says though for retired people the priorities might be different.

The higher land values, particularly fuelled by the real estate boom, Telangana agitation and anticipated growth in software sector have pushed up the cost in Madhurawada area.

For those with disposable incomes and higher eligibility for bank loans, the rate variation may not matter much. But for employees who borrow from banks and financial institutes the repaying capacity matters a lot.

Builders are unanimous that more social infrastructure needs to come up in the area. Hotels and hospitals also will have to come up.
