Gachibowli in the spotlight

The coming up of infrastructure — right from the sports complex and stadia to campuses of ISB, IIIT and also those belonging to Microsoft , Infosys and several other IT companies — propels it to most sought after place in the city, writes, T.Lalith Singh

From a dreary and desolate spot tucked along the Mumbai old highway, it has turned into a major hub of activity. And its growth in the last decade or so could perhaps only be matched by the core IT area of Madhapur in the city.

That's Gachibowli which once known only for the University of Hyderabad campus and also referred to as a stretch between Toli Chowk and BHEL which has now acquired an address for itself. One of the most strategic spot in the city at present, it is bustling both in terms of IT activities and revelling in its proximity to the Financial District while drawing keen home buyers in droves.

The coming up of infrastructure, right from the sports complex and stadia that were set up during the National Games to campuses of Indian School of Business and International Institute of Information Technology-Hyderabad and also those belonging to Microsoft and Infosys apart from several other IT companies, propelled Gachibowli to most sought after place in the city.

The entire vicinities of Gachibowli in less than a decade have metamorphosed with buzzing construction activity. Right from GPRA Quarters point till ALIND, deeper into the either side of the wide main road here is witness to residential growth.

Big projects

Incidentally, some of the biggest residential projects are lined up in and around Gachibowli including those from developers such as Lanco, Aparna, Aliens Group, DLF and Manjeera. The growth has encompassed locations deeper inside with areas such as Manikonda, Puppalguda, Nallagandla, Gopanpally, Nanakramguda and Tellapur too coming into prominence.

Catching up with the residential growth, a lot of complementary commercial growth has started to fall in place.

A further spurt in the activity is forecast as being waiting to happen here after the Outer Ring Road (ORR) point from here till International Airport at Shamshabad came up. Since this wide ORR stretch provides connectivity to the airport from Madhapur, BHEL, Kukatpally and Miyapur, a lot of potential for future growth has been estimated.

Among factors going in favour of Gachibowli apart from the infrastructure happens to be the comparatively cleaner environs, ground water untapped to a large extent, wide roads that branch off comfortably to join different residential growth areas and a rather cosmopolitan crowd that has started to make it their home.

In terms of access, the vehicular movement towards Gachibowli remains affected primarily till Rethi Bowli and after that it is a smooth ride. There are large open tracts of land that run deep inside that are yet to be brought under the umbrella of development and the same ensures that construction activity has come to stay here for quite some time to come.

Public transportation

Public transportation wise, the bus service has been increased considerably in recent times while auto-rickshaws and cabs fill the gap at present.

However, no major mass transit system such as MMTS or Metro Rail is lined up to connect here in coming future also, though several use the MMTS service at Lingampally station to commute to the city.

Since it shot into the real estate limelight, the area has been primarily catering the young IT professionals and the construction activity too has been in accordance with the trend. Thus, most of the projects here have on offer high-end product with international standard finishes, spacious environs and other amenities that appeal to these sections.

However, in the aftermath of global recession and software professionals going a tad slow in property acquisitions, builders have come up with projects that are slightly less priced and come with certain cuts in terms of amenities and finishes, from the previously launched ones.

The present pricing for apartments at Gachibowli broadly range from Rs.2,500 per sft to Rs.3,700 per sft and this variation depend on the project location, size and the amenities provided.

Some of the projects have been sold out and families moved in, while most others are in various stages of completion and selling.
