UAV up by 20 per cent from last year; three weeks to file objection

Property owners have to pay 20 per cent of the taxable annual value

Bangalore: The much-awaited draft notification on Unit Area Value (UAV) to calculate the taxable annual value of properties and UAV-based zonal classification (six zones) has finally been published by the Bruhat Bangalore Mahanagara Palike (BBMP).

While the owners of residential properties will have to pay property tax at the rate of 20 per cent of the taxable annual value of the property, it is 25 per cent for non-residential buildings. The taxable annual value is calculated by multiplying the UAV with the total built-up area of a building or total area of excess vacant land or both for 10 months minus depreciation.

The UAV for tenanted residential buildings with reinforced cement concrete or Madras terrace building in A zone is Rs. 6 a square foot per month as against last year’s value of Rs. 5.

The UAV for similar type of buildings in B, C, D, E and F zones are Rs 4.8 per sq ft per month (Rs 4 last year), Rs 4.3 (Rs. 3.6), Rs. 3.6 (3.20), Rs. 2.9 (2.40) and Rs. 2.4 (Rs. 2) respectively. The UAV for tenanted non-residential properties in A, B, C, D, E and F zones are Rs. 28.80, Rs. 20.20, Rs. 14.40, Rs. 15.50, Rs. 8.60 and Rs. 4.30 per sq ft per month. However, the UAV for owner-occupied properties will be half that of tenanted properties, irrespective of the category. However, the BBMP has done away with classification of RCC or Madras terrace building residential properties into three categories based on the built up area. Now the UAV will be same for all such properties. These rates are applicable to all residential and non-residential (except those specially classified) properties in both old and new areas except for properties in the 110 villages that were added to BBMP two years ago.

Though the draft notification is dated December 30, 2008, it was put up on BBMP’s website www.bbmponline.org only on Thursday. Objections and suggestions can be sent to the Commissioner, BBMP, N.R. Square, Bangalore-560002 within 21 days from the date of notification.
