More floor space for EWS housing projects

The Government of Tamil Nadu has announced in the Assembly that housing projects dedicated to Economically Weaker Sections (EWS) will receive additional FSI over and above what is permitted.

At present, residential developments where dwelling unit sizes do not exceed 45 sq.m receive additional FSI of 0.25.

Reserve 10 p.c.

When the extent of the site area of residential project exceeds one hectare, the developer has to reserve 10 per cent of the site area and provide housing for low income groups with dwelling units not exceeding 45.sq.m in size.

The present recommendation is to increase the additional FSI provided for EWS housing projects.

Residential developments where the dwelling unit size does not exceed 30 sq.m will receive 50 per cent more FSI.

This would be 0.75 in addition to 1.5 FSI in case of ordinary and special buildings and 1.25 in addition to 2.5 in the case of multi-storied buildings.

Residential developments where the dwelling sizes do not exceed 50 sq.m will receive 30 per cent more FSI.

This would convert to 0.5 more for ordinary and special buildings and 0.8 more for multi- storied buildings.
