The Kakatiya Urban Development Authority (KUDA) has released the much-awaited draft master plan here on Monday.
It would be officially notified after three months, giving time for the citizens and other stakeholders a chance to raise objections and give suggestions.
KUDA chairman Marri Yadava Reddy and vice-chairman V. P. Gautham said the Warangal city had its last master plan in 1971 and no effort had been made ever since for a fresh master plan. In 2014 the ruling TRS plan decided to have one that would be in vogue for the next 20 years.
“The existing population of KUDA areas is 13 lakh spread over 1,805 square km. Expecting 30 lakh population by 2041, this master plan is prepared outlining 13 different land use types and 11 land development zones,” they said. Mr. Gautham said they would be releasing a mobile application in three days which would help the citizens know about land use of particular piece.
The whole area was geo tagged and it would be easy for any citizen to know about the land and its categorisation as per KUDA guidelines.
It was 41 years since the Warangal city had a master plan. The citizens were urged to go through the details of the draft and come up with objections and suggestions within 90 days.
The details would be distributed through leaflets across the city, made available on website and also on mobile application. “Once the master plan is notified, it is very difficult to change. Hence, objections and suggestions should be made before the final notification,” Mr. Gautham said.
‘Win-win situation’
The KUDA would also be coming up with notifications for land pooling and development of townships around the Warangal city. They said people in Maharashtra and Gujarat voluntarily come forward to give their land to the government for development as it would fetch them money and also value for their property.
“It is a win-win situation. For the government, it will be easy to come up with planned development of the State. The land pooling will be of immense help to citizens as government will provide all basic amenities like roads, underground drainage, parks among others,” Mr. Gautham explained.
