Several initiatives have been proposed under the Town and Country Planning Commissionerate in order to ensure orderly development throughout the State, Minister for Housing and Urban Development R.Vaithilingam told the Assembly here on Tuesday.
Moving the demands for grants to his department, he said in order to redress the grievances of those persons who have purchased ‘unapproved' plots, a scheme would be introduced to regulate such plots in the panchayat and corporation areas.
Besides, in a bid to meet the rapid developments in the heart of the towns and to set up ring roads and satellite towns, a plan had been proposed to integrate land parcels with the help of the land owners.
“The land owners would be compensated by returning developed plots on a pro rata basis depending upon the extent of land that they have given.”
A number of places in the State had been facing “unplanned development”.
In a bid to streamline the developments around the Composite Local Planning Area/New Town Plan Area, steps would be initiated to extend the Composite Local Planning Area in Coimbatore, Madurai, Tiruchi, Salem, Tirupur and Erode and also Hosur New Town Plan Area.
Also, in order to bring in all those areas that had been left out of the Plan Area concept, preparation of a zone plan/composite plan would be taken up in three phases.
In the first phase, 27 composite local planning authorities and eight new town development authorities would be created. Besides, zonal plan/detailed development plan would be prepared for Dharmapuri, Gobichettipalayam, Rajapalayam and Kovilpatti.
An exclusive local plan authority would be set up to prepare a detailed development plan for the recently upgraded municipalities like Keezhakkarai, Kayalpattinam, Vikramasingapuram, Thuvakudi and Jayankondam.
An integrated traffic and development programme would be prepared to streamline the traffic in Tiruchi, Coimbatore, Tirupur and Madurai corporations.
