Structures in Purasawalkam and Perumbakkam were found deviating from plans

The Chennai Metropolitan Development Authority (CMDA) on Thursday locked and sealed a residential building in Purasawalkam and a commercial building in Perumbakkam.

According to sources in CMDA, the building bearing door no. 39 on Mookathaal Street in Purasawalkam was locked and sealed on Thursday under the provisions of the Town and Country Planning Act, 1971.

The owner had obtained planning permission on August 3, 2011, from the CMDA for constructing a special building for residential purpose. The number of dwelling units proposed under the plan was later found to be higher that that of the permitted number. The CMDA found the owner had constructed stilt floor-plus-five floors, deviating from the approved plan. The entire fifth floor and portions of the remaining floors were unauthorised.

As part of efforts to check unauthorised constructions in the Chennai metropolitan area, the CMDA issued notice to the developer on February 8, 2013. However, the developer failed to remove the unauthorised portions of the structure and continued to construct the building.

The deviations in the construction included violations pertaining to building dimension, FSI, and set back.

Another building in Perumbakkam, at 3, VGP Nagar, Perumbakkam Main Road, was also locked and sealed. The commercial building had unauthorised construction of ground floor-plus-two floors and an additional floor with brick work raised to roof level. The ‘stop work’ notice was issued on January 7, 2013.

However, the owner failed to stop the unauthorised construction and a notice on February 6, 2013 warning of action did not elicit any response. So, CMDA officials locked and sealed the building, sources said.
