42% dip in completed buildings within city area

The number of buildings completed in 2016 in the Chennai Metropolitan Area has reduced by 42 per cent compared to 2015.

According to data compiled by Chennai Metropolitan Development Authority, the number of new buildings that received completion certificates in 2016 was 312 against 539 in 2015.

According to sources in CMDA, many construction projects that have received planning permission have not received environment clearance. “Completion certificate for many buildings have not been issued owing to delay in environment clearance. Conditions in the market have also caused a delay in completion of residential and commercial projects,” said an official.

Buyers may not be able to get service connections and reside in the buildings without obtaining completion certificate from the CMDA. Residential buildings will receive completion certificate only after the builder completes terrace floor with weathering course, including parapet wall, lift machine room, stair-case head room, electrical installations, sanitary and water supply installation, sump for water storage, outer plastering of the building, kitchen and internal partition walls. According to data compiled by CMDA, most of the buildings completed in the metropolitan area in 2016 were located in areas such as Anna Nagar, Nungambakkam, Mylapore, Egmore, Alwarpet, Villivakkam, Sholinganallur and Adyar.

A number of construction projects in areas connected by the proposed Metro Rail project have been completed in 2016.

A few buildings in local bodies such as Tiruverkadu, Pallavaram and Tambaram were also completed in 2016. Of the 17 buildings completed in the first two weeks of 2017, just seven are located in the suburbs. Ten of the buildings are located in Chennai Corporation areas such as Mylapore, Egmore, Nungambakkam, Kodambakkam, Madipakkam and Thiruvanmiyur.
