SCR to get Rs. 2 crore as compensation

Sangeet Theatre Crossroads to Tarnaka, a key part of the Inner Ring Road (IRR) yet a nightmarish stretch for commuters for quite sometime now, could see improvements in the coming months.

The Greater Hyderabad Municipal Corporation (GHMC) is claiming that the South Central Railway (SCR) has agreed to the Rs. 2 crore structural compensation payment for 65-odd buildings calculated as per the Central Public Works Department rates.

Once a formal agreement is signed, the civic body will be free to remove the mostly old structures and uniformly widen the road to 150 ft.

The ongoing tussle for more than two years has led to the road being widened and developed in fits and starts preventing laying of a proper median, junction developments or streetlights. Temporary stones serving as the median and irregular road widths are leading to several mishaps.

Varied views

Structural and land compensation have been the two issues where both had varied views.

Engineers of either side have been trying to strike out an acceptable formula to decide on structural compensation for the past few months.

Initially, SCR had demanded Rs. 30 crore but GHMC dug its heels on not paying for old structures and insisted on depreciation values be taken into account for others.

So far, about 38,000 sq.mts of the 53,000 sq.mts land has been handed over with another 16,000 sq.ft and four properties yet to be acquired on the 1.5 km stretch, said a senior official.

Land compensation

Land compensation issue is being handled by a three-member high court appointed committee headed by former Law Commission Chairman M. Jagannadha Rao. Though Rs. 45 crore advance payment has been made on the basis of Rs. 7,000 per sq.yard market rate fixed by the revenue authorities, municipal officials are confident of solving this riddle too.

“We are impressing upon the government to favourably consider allotting land for the railways for their proposed fourth passenger terminal near Hitec City and also earmark land for their future plans,” averred the official. He pointed out that the railway officials were even ready to return the Rs. 45 crore paid once land compensation is sorted out.

Senior officials have already identified 30 acres of land in the vicinity of Hitec City, which can be handed over to SCR though the demand is for 300 acres for constructing the new passenger terminal.
