The Metropolitan Development Plan-2031 for Hyderabad Metropolitan Region along with Zoning and Development Promotion Regulations as sanctioned by the government recently has been put on display at the Hyderabad Metropolitan Development Authority (HMDA) office, Tarnaka.
Speaking to presspersons here on Friday, HMDA Commissioner Neerabh Kumar Prasad said the plan would be made available for sale of soft copies within a few days.
Listing out the salient features of the Master Plan, Mr. Prasad said the broad land uses in it included residential, peri-urban, commercial, manufacturing, public, semi-public facilities and utilities apart from recreation and open space and traffic and transportation. Integrated township and investment residential township development in Conservation (Agriculture) Use Zone could be permitted, subject to condition that the proposed area for development is minimum 100 hectares and accessed by 80 feet wide road. Detailed guidelines were under preparation, he said.
The Master Plan has also come up with Passenger and Freight Terminal location as identified by the South Central Railway. However, if the railway authorities do not complete technical feasibility, arrive at the design of the terminals and commence acquisition of the land within three years, the government and HMDA would have a relook at the proposals.
Nearly 209 square km have been earmarked for industrial use in the Metropolitan Development Plan as per suggestions of the APIIC and the need of the industry.
On complaints that the Master Plan had ignored some villages, Mr. Prasad said exhaustive information was collected for entire jurisdiction from the Revenue Department and collated with satellite imageries. Few villages for which required revenue records were not available, the survey numbers could not be fixed. In such instances, the land usages were fixed and the survey numbers could be incorporated at a latter date when details were available, said officials. The previous layout approvals would hold good except in cases where provision for roads have to be made, they added.
