A boon for Haryana towns

Better connectivity will help real-estate and industry grow in Sonipat, Panipat and other towns

With the Regional Rapid Transit System (RRTS) gaining traction, residents of several Haryana towns bordering the Capital are a happy lot.

Of the three priority corridors identified by the National Capital Region Planning Board (NCRPB) for the rail-based high-speed commuter transit system, the two major corridors passing through Haryana are the 111-km-long Delhi-Sonipat-Panipat corridor and the 180-km-long Delhi-Gurgaon-Rewari-Alwar corridor.

The plan envisions connecting Palwal and Rohtak to Delhi through RRTS in the future.

Sonipat and Panipat

“Though all districts of Haryana proposed to be linked to Delhi with the RRTS are set to benefit due to faster and hassle-free connectivity. The districts of Sonipat and Panipat will reap maximum benefits. Gurgaon’s close proximity to the Indira Gandhi International Airport has contributed immensely to its growth. It is also well-connected to the Capital with the Delhi Metro network and roads. The metro also connects Faridabad, Noida and Ghaziabad to Delhi, but Sonipat and Panipat are not connected yet. The two districts have failed to witness expected growth despite sharing border with Delhi because of their lack of connectivity,” said Ramchander Sangwan, a former Delhi Police officer and a resident of Sonipat.

Besides commuters, real-estate and industrial sectors of the two districts have also been badly hit.

Real-estate

“Though developers came up with several housing and commercial projects near Kundli on the Delhi-Sonipat border over five years ago, there are no takers. A majority of units in these projects are still unsold and even those who invested here incurred heavy losses. The industry in Kundli is suffering a similar fate. The proposed Kundli-Manesar-Palwal Expressway has been delayed by several years. Now with the revival of the RRTS, the two sectors can hope for better days ahead,” said Ramesh Rawat, a real-estate agent.

Manmohan Gaind, president of Manesar Industries Welfare Association, said: “It is a welcome move. The industry cannot grow in isolation. Better connectivity with the neighbouring areas is a must for the industry to flourish. The proposed project will help industry from Gurgaon to Alwar. Everyday a large number of workers, including senior executives, travel from Delhi and Gurgaon to Manesar, Bawal and Nimrana. Fast and hassle-free connectivity will increase productivity.”

Upcoming real-estate projects in Dharuhera, Bhiwadi and Neemrana will also benefit from the RRTS.

Though several industries have come up in Rewari, Bhiwadi and Neemrana, the real-estate sector in these areas has failed to match the growth. Developers and real-estate agents blame the slow growth in the sector to the lack of connectivity.

Though the demand to extend the metro up to Bhiwadi has been raised on several occasions, nothing concrete has happened on the ground.

Now with the RRTS, the real-estate sector is also expected to see a boom in these areas.
