After a delay of over two months, the Delhi Development Authority (DDA) is likely to launch its much awaited housing scheme in February.
For those who aspire to own a house of their own in Delhi at affordable prices, the DDA’s housing schemes are the only option available. and that is why, these schemes are much sought after. The latest housing scheme of the DDA offers more than 13,000 flats spread across the city.
Much awaited
The scheme was expected to be launched by December last year, but demonetisation resulted in a delay.
“All banks were busy due to demonetisation and without their participation, we couldn’t have launched the scheme as they are important stakeholders in the process. Without loans from banks, it would have been very difficult for most applicants to organise the registration fee,” said a senior DDA official.
The DDA has hiked the registration fee of middle and high income group (MIG and HIG) flats to ₹2 lakh.
The earlier plan was to hike the fee to ₹5 lakh. Registration fee for low income group (LIG) flats is ₹1 lakh.
“We will try to launch the scheme early in February,” said the official.
Online and offline
Also, unlike in its earlier plan, applicants will be able to register through both online and offline process. The allotments will be made on freehold basis.
The scheme will offer 13,148 flats in areas such as Sarita Vihar, Jasola, Dwarka, Pitampura, Sukhdev Vihar, Narela, Rohini, Jahangirpuri, Loknayakpuram, Dilshad Garden, Paschim Vihar, Bindapur,Mukherjee Nagar etc. Applicants will be allowed maximum seven choices of localities while registering for the scheme.
The majority of the flats – 11,671 – are one-bedroom flats, most of which were allotted during the 2014 housing scheme but later cancelled or surrendered by allottees. Most allottees had cited the small size of the flats as the reason for surrendering.
Wide range
There are only 79 HIG flats on offer, with prices varying between ₹41.62 lakh and ₹1.4 crore. There are 398 MIG or two-bedroom flats, which are priced between ₹30.23 lakh and ₹70.07 lakh. The price of one bedroom, janta and expandable category flats range between ₹11.67 lakh and ₹28.54 lakh.
The DDA has decided not to increase the prices of the 11,544 flats from the 2014 housing scheme.
The DDA has also done away with the earlier clause of five year lock-in period, but added a stringent condition this time to attract only genuine buyers and not speculators.
In case an applicant withdraws his or her application before conduct of draw of lots, full amount will be refunded without interest.
After allotment in case any applicant wants to surrender or cancel the allotted flat, the whole amount of registration money will be forfeited.
