The number of property development proposals submitted for building plan approval has declined by almost 50 per cent here in the last six months, according to official sources.
On an average the number of proposals submitted – be it for building plan for industrial, commercial or residential use or layout approvals - has come down by 50 per cent. The recent decision of the State Government to apply Development Control Rules across the State (except Chennai) is expected to have an impact on the construction sector.
Development Control Rules (DCR) were so far applicable for nine Local Planning Authority areas, including Coimbatore, Erode and Tiruchi.
Building project proposals had to comply with DCR norms for approval. Now it will be applicable for projects coming up in the rural areas too.
This will mean that set back space for public building projects in these areas will have to be higher, the road width should be 30 feet for layout approval, etc. Some proposed projects are likely to be affected by this move, the sources said.
Though there is a drop in number of projects submitted for approval, the Local Planning Authority meets once a month and local approvals are granted in 30 days to 60 days.
The LPA gives a check list to the property developers when they submit an application for approval. If the application is supported with all the required documents and the building proposal is according to the norms, there is no delay in granting approval, the sources said.
Meanwhile, the office of the Regional Deputy Director of Town and Country Planning here issued final notices to colleges in February for deviating or violating building rules.
The institutes were given a month’s time to respond to the notices and subsequently, the status report has been sent to the State Government. Further action will be taken based on the Government’s directions, the sources added.
