Sahakar Nagar area holds a great deal of promise as far as realty goes, observes R.Y.N. Rao

As you drive through parts of Bangalore, you will find that several settlements seem to be a virtual copy of the existing ones. Sahakar Nagar is one such area which has developed on the lines of Dollars Colony and the like. This residential suburb became part of the 48 new wards that were added to Bangalore city in 2008. In the early 80s, this area was created to function as a cooperative society for the benefit of Post and Telegraph as well as Telecom employees of the Government.

Sahakar Nagar has developed quite extensively and as such one will not find too much of a vacant space to work with. As a result a large part of its surrounding areas are now seeing a surge in development. Sahakar Nagar is spread between Byatarayanapura as well as Kodigehalli wards. On one side you have Hebbal, Kempapura and Vidyranyapura and adjacent to it you will find the National Centre for Biological Sciences. Other prominent centres located here are the Jakkur Training Academy as well as Bhupati Tennis Village.

Opening a new spectrum

Thanks to the development of the new airport in Devanahalli, Sahakar Nagar realty development received a huge impetus with the distance to the airport being reduced to 27 km. Several big names such as Century, Beary's and Hoysala Projects have their projects in the vicinity. Residential development is increasing in the area and now you have several apartments as well as individual homes coming up for sale. In fact, Kodigehalli and Tindlu village, which is two km. away, are seeing a large amount of development. In fact, such robust development can be seen right up to Vidyaranyapura. This will further be enhanced by the fact that Manyata Tech Park in the vicinity plans to add 2 lakh sq. ft to its space, taking on a minimum of 1,000 new employees. This opens a whole new spectrum in terms of residential requirements in the near future.

Schools, lakes, hospitals

Well known schools such as the Canadian School, Presidency School and Vidyaniketan are located in the area. For medical help one can always turn to multi-specialty hospitals in the area including Columbia Asia. Sahakar Nagar is also in the vicinity of Hebbal Lake, Nagawara Lake, Mahesh Bhupathi Tennis Academy and Lumbini Park. For entertainment one can always turn to Esteem Mall. Popular MNCs as well as Kirloskar Business Park and Manyata Business Park are close at hand.

The ring road

The fact that Sahakar Nagar runs besides Bellary Road has led to the widening of roads in the area. This has made commuting all the more easy. The ring road allows one to bypass heavy traffic and connects one easily to Hennur Road, Marathahalli as well as Tumkur road and the international airport.

The area holds a great deal of promise as far as realty goes. Considering that Bangalore continues to grow radially and newer areas are more self-sufficient in the work-live-play aspect, areas like Saharkar Nagar are bound to work out as winning prospects.

Infrastructure in the area is good and there are a number of well known builders who have projects in the area and there is a great deal of potential for commercial real estate development. High end shopping outlets will do very well in the area. As far as residential prices go, Sahakar Nagar apartments and those in adjoining areas are available in the price range of Rs 4000 to Rs 5000 per sq ft for residential built up space. Individual plots of land however cost a great deal more. Land is available for Rs 3000 to Rs 4000 per sq ft depending on proximity to the city. The rates for commercial space are much higher.
