Building Approval Norms in Tamil Nadu

Local Planning Authority (LPA)

LPA is a sub committee of Directorate of Town and Country Planning (DTCP). Presently LPA offices in Tamil Nadu are located in 11 Corporations in Tamil Nadu (barring Chennai) and also in various District Headquarters.

The Head Office of the Directorate of Town and Country Planning Situated at Chennai is the nodal agency for granting approvals for Group Development Building, Commercial Building or Institutional Building in case if total floor area to be developed exceeds 25000 Sq.ft. DTCP Jurisdiction covers all areas in the State of Tamil Nadu other than the Jurisdiction of CMDA areas. For School Buildings, permission by DTCP can be accorded for Construction of building with G+3 Floors subject to the fulfillment of Justice Sampath Committee recommendations. However for any approval granted by DTCP, Open Space reservation of 10% of the total land area proposed to be developed should be provided.
