Price point: Within the confines of a seemingly small home adaptable furniture lends a luxurious look. Cite as many reasons as you can, but the fact remains that real estate sector has taken a severe beating in last few months forcing buyers to shift their interest in property. Fix global recession as the major factor for construction industry ending up in present scenario after unprecedented high that lasted a couple of years or cite unscientific pricing of property as the culprit that took a pause to correct itself, but th e fact remains that real estate has been edged out of priority list for most. It is in this backdrop, several initiatives were launched that were aimed at providing homes at more affordable pricing and consequently help the industry recover. One such came recently from the stables of Janapriya Engineers Syndicate. Dubbed as ‘Magic Home’, Janapriya has come out with innovation in design and space management which are sure to appeal to one’s enthusiasm. Even the price for this category has been pegged at Rs.8 lakh to Rs.11 lakh, in order that it may spur interest even among those who felt left out during the boom and were forced to reconcile that a home was a distant dream. AmenitiesThese homes are being made as part of Janapriya’s projects at Badangpet (Meerpet), Kowkoor (Alwal), Hyderguda (Attapur) and Miyapur (Kukatpally). There is a small balcony space where rope pulleys can bring down facility to dry clothes and even the small kitchen has all provisions catered to. “All these were available in different global markets and we have just pieced them together to ensure optimum use of space,” says the Janapriya Chairman and Managing Director K.Ravinder Reddy who announced the concept as part of the company’s silver jubilee last week. A model house has been set up at its corporate office at Himayathnagar. Sop“In the last 25 years, we have been adapting to the needs of the buyers and catered to them from need-based utility to affordable luxury to apartments with lifestyle. We brought ultra-modern apartment luxury to the middle class and salaried class,” he says. The Magic Home with its pricing is targeted at salaried class and incorporates maximum facilities in least possible space. Also, adding to the silver jubilee offer is a gift for buyers who book before January 31, 2010—a discount of Rs.15,000. Sophisticated technologyMr. Reddy dwells upon various aspects that help the company come up with more affordable housing and cites adoption of sophisticated technology as one of the major factor. Form Works, a German technology is sued for speedy and smooth execution of construction with excellent finishing and this help in build walls too with the RCC. The company also owns Rs.100 crore worth of cranes, concrete batching plants, concrete pumps, concrete mixers and tippers among others.
