Property prices down here too realty check

“Maraimalainagar will be a better if water scarcity, water-logging are solved”

CHENNAI: With the proposal of creating two new corporations around the city by the Chennai Metropolitan Development Authority, the need for comprehensive planning for outlying areas of the city has gained momentum.

When residents point out the lack of planning in local bodies around the city, urban planners do not fail to mention Maraimalainagar, a well-planned town to the south of the city.

“Maraimalainagar was created to arrest migration to Chennai,” said an official of the CMDA. It was conceived as a new town three decades ago.

It may not have served the purpose of slowing down the migration to Chennai but has grown substantially in the last few years. This it owes to industrial growth and presence of factories such as Ford.

The upcoming construction of flats last year had also added to its importance. Maraimalainagar was constituted as third grade Municipality in 2004. It also includes areas such as Kattankulathur, Potheri, and Singaperumalkoil.

“The uniqueness of the town is the self-containing nature with planned residential and industrial areas. Only non-polluting industries are permitted here,” the official added.

However the residents have mixed feelings. “We decided to buy property in Maraimalainagar because of the absence of congestion, easy availability of public transport, proximity to educational institutions, access to GST road and unpolluted environment,” says S.Varadarajan, a resident.

Water is a problem in this area and now water from the Palar is being used to solve the problem. Groundwater is poor and, in some places, available at a depth of more than 150 feet.

Maraimalainagar will be a better place if water scarcity and water-logging is taken care of. Planning should always be matched by performance of the local bodies concerned to attain the goals of such planning, say residents.

In the recent months, like as in other places in the city, property prices have come down.

Realtors say the relatively large numbers of property sellers are finding it hard to find buyers in Maraimalainagar. The reluctance of buyers has reduced the property prices in the area. “The prices have reduced by around 30 per cent in the area in the past two months. A few months ago, despite lower number of property transactions, the prices did not decrease,” said K.T. Inbasekaran, a broker.

“A seller is ready to sell 1,600 sq.ft at a reduced price of Rs. 24 lakhs in the area. The seller demanded Rs.30 lakh for same plot last month. The plot is yet to have buyers,” said K. Ramakrishnan, a broker.

“The rental values have also decreased by 30 per cent,” he added. An 800-sq.ft-house on rent is now available for Rs.4,000. In the preceding real estate boom, Maraimalai Nagar area was one of the areas that had witnessed tremendous appreciation of land cost.

For example, in NH1 area, the property value increased from Rs.15 lakh a ground to Rs. 40 lakhs.
